Saving Money on Repair Costs for Bank Foreclosures by Joseph B. Smith
Bank foreclosures are sold “as is,” which means that more often than not, they will require some form of repair or Renovation. However, this should not discourage homebuyers as there are tricks that they can explore that will cut down the repair expenses for a foreclosure home that they are interested in buying.
Buying foreclosures can save you a lot of money, given that they are being sold for nearly less than half of their original value. But then, you will have to spend some dollars on making them habitable. There are ways you can save on these repair expenses too. Here are some techniques.
1. Choose a home with sound foundations. The structural features of a house should be in good condition as these are the most important aspects of the whole dwelling. If you need to repair the structure, you might as well buy a newly-built house since the expenses will likely come close. Look for foreclosures for sale that only require aesthetic or cosmetic repairs since these will cost less.
2. Limit your material sources. If you need to buy materials, it will be better to purchase them from just one or two suppliers. Most suppliers offer incentives or discounts when you buy from them by the bulk. Choosing locally-based suppliers will also favor your cause since you can also get information from them about the neighborhood which may prove important should you decide to sell your house later on.
3. Get a good contractor. Ask people you know who have made renovations on their homes for referrals. Some contractors are connected with certain materials suppliers and this may not be good since they can make the repair work more than it actually is to provide business to their contacts. Make sure that the one you get has a good reputation and does not have a tendency to prolong the work in an effort to earn more money.
4. Be aware of local building laws. There are certain laws governing the appearance of homes in some neighborhoods. These could have been put in place by local authorities or by homeowners’ associations. You need to be aware of them to avoid spending on repair works only to find out later that you need to remove or change them because you have violated some policy or another.
5. Make a plan. This entails a timetable on when you should start and when you should finish. It should also include the materials that you are going to need. Prior to starting the repair work, get an idea of how much the materials and the labor will cost and make comparisons to find out which options will offer more savings. Take note however, that the cheapest materials do not necessarily mean that they are the best option.
6. Find out whether the bank is willing to contribute to repair costs. This is not always the case, but some banks are actually willing to shoulder part of the repair costs or at least, cut down the asking price if repairs are extensive. However, this will only happen if the bank foreclosures have been in the market longer than what is considered ideal.
